Dr. Oghenesivbe emphasized the importance of prospective property buyers conducting due diligence before making any payments. He advised buyers to seek the expertise of a lawyer who can thoroughly investigate the property's history and nature, particularly when purchasing from third-party sellers. The ongoing demolition exercise primarily affects individuals who acquired government land from unauthorized sources or land grabbers.During an appearance on the public affairs program "The Parliament" on Bridge FM Radio, Dr. Oghenesivbe, a lawyer himself, explained the legal principle of "caveat emptor," or "buyer beware." He stressed that it is the buyer's responsibility to ensure due diligence is performed, rather than the seller. Dr. Oghenesivbe stated, "It is crucial for potential property buyers to engage a legal practitioner who can conduct a comprehensive due diligence search. Only after receiving a positive report should the buyer proceed to complete all necessary legal documentation before making any payments. Failure to conduct a search through a lawyer can result in purchasing a lawsuit instead of a property."He further emphasized that the Delta State government is committed to upholding legality. The demolition of illegal structures on government property is a necessary step to discourage and eradicate illegality. Although the process may be painful, it is inevitable. Dr. Oghenesivbe assured the people of Delta State that they will ultimately benefit from this exercise, aligning with the governor's MORE Agenda.Dr. Oghenesivbe also highlighted the financial implications of neglecting due diligence. He asserted, "Engaging a lawyer to conduct a property search before making payments is far more cost-effective than losing millions of Naira, as evidenced by the ongoing demolition of massive structures built on government property."He concluded by reiterating that neither the state government nor Governor Rt Hon Sheriff Oborevwori should be faulted for the demolitions. Governor Oborevwori's primary objective is to foster meaningful development, as outlined in his MORE Agenda. Following the demolition process, the government will proceed with the full-scale development of the land, benefiting all residents of Delta State.
